You do not need to stage a home as if it were being photographed for sale. The goal is to provide reasonable access and make accurate property information available.
Provide access
Make sure the appraiser can access all rooms, attached and detached improvements, garages, accessory units, and relevant site areas. Secure pets and identify any spaces with special access requirements.
Gather useful information
A list of significant renovations, approximate completion dates, permits, floor plans, surveys, solar agreements, accessory-unit information, and recent inspection reports may be helpful. The appraiser will determine what is relevant to the assignment.
Point out features without advocating for a number
It is appropriate to identify renovations, energy features, views, easements, recent damage, or other characteristics that may not be immediately apparent. The appraiser remains responsible for the independent analysis and value conclusion.
